General Questions
You need an EPC (Energy Performance Certificate) if you’re selling or renting out your home — it’s a legal requirement set by the government to help improve energy efficiency across the UK. The certificate rates your property’s energy performance and gives practical advice on how to cut energy bills and reduce carbon emissions. Even if you’re not moving, it’s a useful way to see how your home could be made cheaper to run..
This really varies depending on the size and type of the property, the way it is built, any extensions or other additional features added, and many other factors. Recent regulations brought in in June 2025 have meant that assessors now must spend a lot more time on site and so prices have generally increased.
It is generally the case however that most properties will fall within the range of about £70 – £100 depending on the number of rooms.
This covers the full, professional service provided, the many hours of work put into the job after we leave your home, and the lodgement fees that we must pay when the EPC is lodged onto the public EPC register.
No. The very reasonable price quoted takes into account the many costs and factors involved in providing our excellent service to you. We have many years of experience and we must undergo extensive CPD (Continuing Professional Development) and additional training each year to ensure that we can keep providing you with an excellent service.
When our assessor arrives, he or she will take a series of measurements and photos, both inside and outside the property. They will need access to all rooms and areas of the house. They will note down all the measurements of rooms, walls and windows, etc.
They will document and photograph all of your home’s energy sources, as well boilers and all of your heat emitters such as radiators. They will also extensively document any renewable energy measures that you may have such as solar panels or Waste Water Heat Recovery Systems (WWHRS).
They will then take payment and return to the office to construct a series of plans and use special software to analyse all the data collected to calculate your final EPC score.
We then pay a fee and the EPC is entered onto the public EPC register. We are usually in your home for no longer than about an hour to 90 minutes and we always go the extra mile to get your EPC completed within 24 hours of the survey.

InfoRMATIONAL
An EPC currently lasts exactly 10 years from the date of issue. It is the case however that the Government is currently consulting on reducing this period to more accurately reflect the changes to a property that can occur over time that may affect the energy performance. More information is expected on this consultation in late 2025.

We offer same-day or next-day appointments in many cases, with the EPC usually lodged onto the register within 24 hours of the survey. Unlike our competitors however, we always aim to go the extra mile, and thus will always try and fit you in so that your EPC can be completed quickly, even if this means doing it during more unsociable hours! We do not charge extra for this.
Normally, yes — we’ll need access to every room, the boiler, loft (if safe), and the meter cupboard. The whole visit takes less than an hour. We are however happy to arrange to do the EPC with nobody home if necessary. Contact us to discuss arrangements if this is a service that you require and we can always accommodate you.
Our assessors are all fully accredited and DBS (Disclosure and Barring Service) vetted, so you can feel confident that your EPC will be carried out safely and professionally even if you are not home.
